Operational, Financial, & Accounting

  • Onsite reviews and inspections
  • Meet with tenants; get to know them and your property
  • Review all existing leases, records, and contracts
  • Provide finance, accounting, budget, and cash management services
  • Evaluate units and make-ready any vacant units
  • Determine position of property and market it accordingly
  • Perform all bookkeeping, paying of bills, and collecting of rents and fees
  • Pay vendors and contractors every 2 weeks to 30 days
  • Send detailed monthly financial and operational
  • Communicate with external stakeholders
  • Leverage economies of scale to negotiate lower fees, advertising, and insurance.

Curb Appeal and Leasing

  • Achieve rent ability and profitability by making suggestions about curb appeal and code compliance
  • Be proactive in keeping ahead of lawsuits and ways to lease your property
  • Create a market analysis that involves the study of like properties to suggest market rent at highest value
  • Arrange to show property through advertising and direct marketing
  • Effectively handle all rental applications and approvals by verifying credit, income, rental and criminal backgrounds
  • Hold tenant and resident retention functions and do all follow up details after move-in

Move-in (Resident Relations)

  • Residents required to have a lease with addenda that goes with each specific property
  • Take time to talk with resident and explain all documents in detail
  • Walk resident around property and give appropriate keys
  • Give resident information on how to contact management
  • Resident should leave office satisfied with decision to rent

After Move-in

  • Send out monthly newsletters to inform residents of community events, projects, and rules
  • Have set systems to keep in touch with tenants
  • Listen to tenant's needs to provide them with excellent service
  • Answer the phone (not have a service take messages)

Maintenance

  • Have an excellent base of contractors and vendors
  • Have Handy Men that are reasonably priced.
  • Maintenance calls are taken by the operations manager to coordinate and verify resolution
  • We respond quickly and usually within 24 hours

Vendor Requirements

  • Properly Licensed or Supervised
  • Warranty work
  • Work with tenant’s schedules
  • Dress in an clean neat manner and maintain a professional demeanor
  • Billing in line with other vendors that would do similar work
  • Pick up keys and return to office
